Business Development Manager (FM) - #2190250
HVAC Recruitment Limited
An opportunity to win business, not spend your week writing bids.
We're representing an established, award-winning national Facilities Management and Technical Services provider with ambitious plans to significantly expand its operations over the next three years.
With turnover approaching £10 million, regional offices across the UK, established relationships with major FM organisations and a growing portfolio of direct clients, the business is investing in a dedicated commercial function to accelerate its growth.
Following the recent appointment of a highly experienced Head of Sales, we're now looking for a Business Development Manager with existing Facilities Management experience to generate new opportunities across Northern England and the Midlands.
The company specialises in Hard FM, Mechanical & Electrical (M&E) Maintenance, Planned Preventative Maintenance (PPM), statutory compliance, reactive maintenance and technical projects.
This is a genuine new business development role, focused on building relationships, opening doors and winning recurring maintenance contracts.
The Opportunity
You'll work directly with a Head of Sales who brings extensive experience of developing FM businesses and building successful commercial teams.
Importantly, you'll have support with pricing, estimating, bid writing and technical proposals, allowing you to concentrate on what you do best: generating new business.
Your focus will be securing profitable maintenance opportunities, particularly contracts in the £100,000–£500,000 range, across commercial property, managing agents, shopping centres, healthcare, education and multisite organisations.
You'll have the flexibility to develop opportunities through your existing relationships, industry networking, direct prospecting and client introductions rather than being restricted to a prescribed sales process.
Your responsibilities will include:
- Generating new business opportunities within Hard FM, M&E maintenance and technical services.
- Developing relationships with managing agents, commercial property owners, FM consultants and end users.
- Using your existing industry network to identify and secure recurring maintenance contracts.
- Proactively approaching new clients through networking, referrals and direct business development.
- Identifying PPM, statutory compliance and technical maintenance opportunities.
- Arranging and attending client meetings, site visits and initial surveys.
- Working closely with the Head of Sales to develop opportunities through to contract award.
- Building a realistic pipeline of profitable, winnable new business.
- Identifying opportunities to expand relationships and introduce additional services to existing customers.
About You
Previous Business Development or Sales experience within Facilities Management is essential.
We are particularly interested in candidates currently working for a Hard FM provider, M&E maintenance contractor, Technical Services business or Integrated FM organisation.
Ideally, you'll bring:
- Previous experience in Facilities Management business development, ideally within Hard FM or M&E maintenance.
- A proven ability to generate your own leads and secure new business.
- Established relationships within FM, commercial property, managing agents or relevant end-user markets.
- An understanding of PPM, reactive maintenance and statutory compliance services.
- Sufficient technical awareness to attend initial site surveys and discuss building services requirements.
- Experience developing opportunities for recurring maintenance contracts.
- Strong networking, relationship-building and negotiation skills.
- A proactive, commercially driven approach to new business development.
- A full UK driving licence and willingness to travel across the region.
You don't need to have managed a sales team or have extensive bid management experience.
We're looking for someone who understands the Facilities Management market, knows how to open doors and enjoys generating opportunities.
Candidates from smaller and medium-sized FM providers are particularly encouraged to apply, especially those accustomed to developing their own leads rather than relying on opportunities passed down from a central sales function.
Why Consider This Opportunity?
An established business with genuine growth ambitions
The company has built a strong reputation, established national relationships and a platform for significant expansion.
Work alongside an experienced Head of Sales
You'll benefit from commercial guidance and support with technical proposals, pricing and bid submissions.
A strong opportunity in the SME FM market
As larger FM companies continue to consolidate, there's an opportunity for independent providers to secure smaller and medium-sized maintenance contracts through a more responsive, personal service.
Autonomy without micromanagement
Success will be measured by the quality of opportunities and business you generate, rather than arbitrary call volumes or activity targets.
Focus on developing relationships and winning contracts
You won't be expected to spend the majority of your time managing complicated tenders or producing commercial documentation.
Long-term progression
As the sales function develops and the company expands, there will be opportunities for increased responsibility and career development.
Package
- £55,000 – £65,000 basic salary, depending on experience.
- Performance-related commission.
- Additional benefits package.
- Home-based / field-based working.
- Regional travel across Northern England and the Midlands.
- Direct support from an experienced Head of Sales.
- Long-term career development within a growing national FM provider.
Interested?
If you're currently working as a Business Development Manager, Senior BDM, Sales Manager or Sales Executive within Hard FM, M&E Maintenance or Integrated Facilities Management, we'd be interested in speaking with you.
This could be an excellent opportunity to join an ambitious, independent FM provider where your contribution will make a genuine difference to the company's growth.
