Are you passionate about Facilities Management and looking for an exciting opportunity to make a difference? Our client, a leading organisation in the property management sector, is seeking an enthusiastic and dedicated Assistant Building Manager to join their team

Key Responsibilities:

• Oversee and monitor all Hard and Soft services on-site to ensure effective delivery and establish planned preventative maintenance programmes.
• Assist the Senior Building Manager in conducting contract meetings with suppliers, including performance assessments and compliance monitoring through a KPI management system.
• Validate invoices for services and completed works, while keeping a close eye on expenditures to alert the Management Team of any significant variances.
• Promote occupier engagement through various forums, including tenant meetings, working groups and networking events.
• Manage requests for minor works on-site, ensuring implementation and completion to the highest standards and best value.
• Conduct daily safety tours and periodic property inspections, reporting findings using agreed formats and templates.
• Ensure that all Health, Safety, and Environmental management systems are in place, maintained and issues are managed according to departmental procedures.
• Collaborate with the Management Team in the production and ongoing management of the Service Charge budget.
• Address service and maintenance issues promptly, ensuring all parties are kept informed throughout the process.
• Maintain accurate property information and ensure it is readily available to FM Coordinators and the helpdesk.
• Ensure compliance with health and safety arrangements for any works carried out at the property.
• Liaise effectively with occupiers, on-site staff, and service providers for smooth building operations.
• Achieve and maintain OHSAS 18001 objectives for health and safety management.
• Cover planned and unplanned absences of the Management Team as necessary.
• Provide a well-managed visitor reception area, acting as the first point of contact for all occupiers and staff and resolve disputes professionally.
• Assist in implementing national/regional FM service strategies.
• Attend internal/external meetings and training to enhance professional competency.

Qualifications and Experience:

• Minimum of 3 years' experience in Facilities Management with a thorough understanding of Managing Agent responsibilities.
• IOSH Managing Safely qualification is essential, with IWFM and/or IOSH membership highly desirable.
• Exceptional communication skills to engage with all levels professionally and supportively.
• A flexible, adaptable, and cooperative attitude with strong self-motivation.
• Experience in managing a diverse portfolio of FM services and a solid understanding of landlord-tenant relationships.
• Knowledge of Health and Safety regulations and sound contract management skills.
• Awareness training in Fire Risk Assessment, Asbestos Awareness and Water Hygiene management is advantageous.
• Proven ability to manage a team and carry out performance appraisals.
