We are now looking for an experienced and entrepreneurial commercial property professional to help establish, develop and ultimately lead our Manchester operation.

The Opportunity

This is not a conventional surveying position. It is an opportunity to play a central role in establishing and growing a commercial property consultancy in one of the UK's most important regional property markets.

We are seeking an ambitious Senior Surveyor or Associate Director who is ready to take ownership of a growing market, develop client relationships and help build Shepherd Commercial's presence across Manchester and the North West.

The successful candidate will become our principal representative in Manchester, initially working with the support of our established Birmingham team, existing infrastructure, marketing operations and professional services departments.

With an established brand, a growing pipeline of enquiries and the financial backing of an existing business, this opportunity offers the independence and commercial rewards associated with building a practice, without the risks of starting a business from scratch.

As the office develops, the successful candidate will have the opportunity to recruit and manage their own team, expand service lines and progress into a regional leadership position.

Key Responsibilities

• Lead the development of Shepherd Commercial's Manchester presence, establishing the business as a recognised commercial property consultancy throughout Greater Manchester and the North West.
• Manage and convert an existing pipeline of commercial property enquiries into instructions and fee-generating opportunities.
• Undertake commercial agency instructions, including the acquisition, disposal, letting and sale of industrial, office, retail and investment properties.
• Develop and maintain relationships with commercial landlords, investors, developers, occupiers and other property professionals.
• Proactively identify and secure new business opportunities through networking, market engagement and direct client relationships.
• Conduct property inspections, provide market appraisals, negotiate transactions and oversee instructions through to completion.
• Work closely with our existing professional services, asset management and agency teams to deliver a comprehensive service to clients.
• Identify opportunities for valuations, rent reviews, lease renewals, property management and other professional instructions.
• Take responsibility for the commercial performance, fee generation and continued development of the Manchester operation.
• Contribute to the recruitment, mentoring and management of additional team members as the office expands.

About You

We are particularly interested in hearing from commercially minded property professionals who have developed their experience within an established consultancy and are now looking for greater responsibility, autonomy and financial reward.

The ideal candidate will demonstrate:

• Experience in commercial property agency, ideally within the Manchester or wider North West market.
• A proven ability to generate instructions, negotiate transactions and maintain strong client relationships.
• Strong commercial awareness, with a clear understanding of the local property market.
• The confidence and independence to represent a growing consultancy and develop a regional presence.
• An entrepreneurial mindset and a genuine desire to build and lead a successful business operation.
• Excellent communication, negotiation and business development skills.
• MRICS qualification would be advantageous, although relevant commercial experience and a proven track record will be equally important.
