Project Manager – Major High-Rise Residential Development

£85,000–£100,000 plus car allowance, pension and healthcare

A leading UK design-and-build contractor is appointing a Project Manager to lead the delivery of a major high-rise residential development in central Manchester.

This is a full project-lead position with responsibility for an entire building—not an individual package. The project is approaching site mobilisation and forms part of a major long-term regeneration programme.

Reporting to a Project Director, you will coordinate the site, design, commercial and supply-chain teams and take responsibility for programme, safety, quality and delivery.

Responsibilities

- Lead the project from mobilisation through construction and handover.

- Develop and manage the construction programme and short-term delivery plans.

- Coordinate site managers, engineers, designers, commercial staff and subcontractors.

- Manage design release, procurement, technical queries and buildability.

- Oversee RC frame, façade, MEP, fit-out and commissioning interfaces.

- Maintain excellent health and safety and quality-management standards.

- Ensure compliance with the Building Safety Act and higher-risk-building requirements.

- Chair progress meetings and report clearly to the Project Director.

- Manage client, consultant and supply-chain relationships.

- Drive completion, commissioning, snagging and handover.

Candidate requirements

- Project Manager or Senior Project Manager experience with a recognised main contractor.

- A strong record delivering high-rise residential, build-to-rent, PBSA or complex mixed-use developments.

- Experience leading an entire building or substantial project rather than one individual package.

- Detailed knowledge of RC frame, façades, MEP coordination, fit-out and handover.

- Strong programme, design, procurement and subcontractor-management skills.

- Experience working on constrained city-centre sites.

- SMSTS, CSCS and First Aid qualifications.

- Building Safety Act or Gateway 2 experience is highly desirable.

- Able to work permanently on site in Manchester.
