Reed is currently recruiting on behalf of a leading residential property company for a Property Inspector to work on a large housing contract in Greater Manchester. This role is crucial for ensuring that residential properties meet statutory housing standards, including the Decent Homes Standard and Housing Health and Safety Rating System (HHSRS).

Day-to-day of the role:

  • Conduct pre-acquisition, routine, and reactive property inspections across various boroughs.
  • Assess properties against Decent Homes Standard, HHSRS, and local authority licensing requirements.
  • Identify Category 1 and Category 2 hazards and provide clear recommendations for remedial actions.
  • Produce detailed inspection reports with photographic evidence and compliance actions.
  • Liaise directly with landlords and letting agents to communicate inspection findings, agree on remedial works, and negotiate improvement plans.
  • Build and maintain professional working relationships to support compliance and portfolio growth.
  • Challenge non-compliance and escalate issues in line with policy.
  • Carry out re-inspections to confirm completion of works.
  • Maintain accurate, audit-ready records of inspections and communications.
  • Update internal systems with compliance status and actions.
  • Provide regular reports on property condition trends and risks.

Required Skills & Qualifications:

  • Proven experience in property inspection, housing management, or compliance.
  • Good knowledge of HHSRS and Decent Homes Standard.
  • Experience of negotiating with landlords or agents to secure property improvements.
  • Ability to identify building defects and assess risks.
  • Full UK driving licence and willingness to travel across Greater Manchester.
  • Strong report writing and communication skills.
