REGIONAL MANAGER

  • Rendall & Rittner • Competitive • Hybrid - Manchester

ROLE OVERVIEW

You will lead a high-performing regional portfolio, bringing experienced leadership, sound judgment and a calm, solutions-focused approach to complex residential property management. As the senior point of accountability across your region, you will set standards, build trusted client relationships and ensure our residents experience outstanding service every day.

This is a people-first leadership role. You will coach and develop a team of property managers, drive operational excellence, oversee financial performance and compliance, and partner with clients, residents and suppliers to deliver great outcomes. Your professionalism and presence will inspire confidence, while your attention to detail and commercial acumen will safeguard quality, safety and value.

ROLE EXPECTATIONS

Most days you will balance coaching your team with hands-on oversight of your regional portfolio: reviewing budgets and KPIs, resolving escalations, visiting key sites and meeting clients. You will lead on health and safety, risk and compliance, ensure accurate service charge management, and champion continuous improvement across processes, systems and supplier performance.

WHAT SUCCESS LOOKS LIKE

  • Clients trust you as a strategic partner, evidenced by strong retention, referrals and clear, timely communication.
  • Residents experience responsive, high-quality service with measurable improvements in satisfaction and resolution times.
  • Your region operates safely and compliantly, with proactive risk management and exemplary health and safety records.
  • Budgets are accurate and transparent, arrears are well controlled, and value is driven through smart procurement.
  • Your team is engaged, well-supported and high-performing, with clear objectives, coaching and succession plans.
  • New instructions mobilise smoothly, with strong governance, clear stakeholder plans and on-time deliverables.

HOW YOU'LL SPEND MOST OF YOUR TIME

  • Leading, coaching and line-managing property managers to deliver consistent standards and brilliant basics.
  • Owning client relationships: running reviews, presenting performance, resolving issues and shaping portfolio strategy.
  • Overseeing financial performance: budgets, service charges, forecasting, arrears and authorising major spend.
  • Managing risk and compliance: audits, health and safety, incident response and continuous improvement actions.
  • Visiting sites to assess standards, meet residents/directors and support major works and planned maintenance.
  • Driving operational efficiency: optimising processes, data quality, supplier performance and system adoption.

WHO THIS ROLE IS FOR

  • You are a confident, empathetic leader who sets clear expectations and brings out the best in your team.
  • You communicate with clarity and warmth, adapting your style for clients, residents, contractors and colleagues.
  • You combine commercial acumen with a strong service ethos, making balanced decisions under pressure.
  • You are organised and data-conscious, turning insights into practical improvements on the ground.
  • You take ownership, follow through and model the professional standards you expect of others.

EXPERIENCE THAT HELPS

  • Leading multi-site property management teams and portfolios, ideally within residential leasehold.
  • Managing service charge budgeting, forecasting, arrears control and financial reporting.
  • Delivering major works, planned maintenance and smooth mobilisations for new instructions.
  • Partnering with RMC/RTM directors, developers, freeholders and contractors to align goals and outcomes.
  • Implementing new processes or systems, and comfortable with regional travel to key sites.

WHAT WE OFFER

  • Competitive salary, aligned to experience
  • Discretionary bonus
  • 25 days holiday plus bank holidays
  • Private medical insurance, life assurance and enhanced family leave
  • Fully funded training and professional development
  • Paid sabbaticals as a loyalty reward
  • Pension scheme and employee assistance programme
  • Discounts across travel, retail, fitness and entertainment
