We’re looking for an experienced Property Manager ready to channel their expertise and energy into managing a single, prestigious estate.

As a Property Manager, you’ll take the lead in managing this high-quality residential estate, ensuring smooth day-to-day operations and delivering a consistently high standard of service. From financial oversight to site staff management and client communication, you'll be responsible for keeping every element of the estate running efficiently.
Key Responsibilities:
You’ll bring a solid background in residential property management, strong organisational skills, and the confidence to manage competing priorities. Your ability to communicate clearly, manage budgets, and solve problems effectively will be key to your success in the role.
Qualifications: A relevant degree is preferred. IRPM (TPI), IWFM or RICS accreditation is advantageous but not essential.
Experience: Experience in estate or property management. You should be confident in handling budgets, overseeing maintenance, and ensuring financial control.
Skills: Strong communication and organisational skills, solid project management ability, and a thorough understanding of current property management legislation

- Location: Salford - M5 - Please ensure you live within a commutable distance from this site.
- Salary: £40,000-£45,000
- Hours: Monday to Friday 8am-5pm
- This role will be based on site 5 days a week.
As a Property Manager, you’ll take the lead in managing this high-quality residential estate, ensuring smooth day-to-day operations and delivering a consistently high standard of service. From financial oversight to site staff management and client communication, you'll be responsible for keeping every element of the estate running efficiently.
Key Responsibilities:
- Performance & Delivery: Meet key milestones and KPIs, ensuring tasks are completed on time and to a high standard.
- Building management: Ensure the cleanliness, safety, and functionality of communal areas through inspections, contractor oversight, maintenance coordination and system testing.
- Resident Services: Manage front-of-house operations, oversee resident services such as move-ins, parcel handling, and licence monitoring, while maintaining a welcoming and visible on-site presence.
- Staff Management: Lead and support on-site staff through effective training, rota management, and consistent enforcement of policies and procedures.
- Financial Management: Prepare service charge budgets, monitor expenditure, and ensure robust financial control across your portfolio.
- Maintenance Coordination: Oversee both planned and reactive maintenance, working with trusted contractors to maintain property standards and resolve issues promptly.
- Client & Resident Engagement: Lead meetings, maintain clear and professional communication, and build strong relationships with clients, residents, and stakeholders.
